I was reading about opportunity zones the other day and it says that the government will sell you land at special price and give tax advantages to those investors who are willing to move capital and build properties such as commercial and residential to get these areas so that local economy gets stronger, job creation and all that. In other words the government will incentivize you to prop that local economy as long as it's an opportunity zone!

I agree with you 100% i read about the article that this fund was able to buy like 123 single homes properties somewhere in TX. I actually im putting together a fund to do exactly this but with one HUGE difference and that is to give the opportunity to practically anyone who wants to invest in big multifamily or many single homes properties like these funds and entities are doing.

I have purchased several fourplexes in AZ and sometimes the appraisal comes below, my lender tells me that when it comes to small multifamily its very hard to appraise them specially when the comps arent small multifamily so that could be a major factor as to why some small multifamily properties come under valued. My last purchase of a fourplex was well appraised since i knew the appraiser and met them at the place.

@Bjorn Ahlblad 100% agree, always get three-five quotes from different contractors when performing jobs. That for sure will save you capital and will find the one with more experience.
