I am a Full Time Real Estate Investor in the Charlotte, NC area and own a good size rental portfolio and I am considering setting up a REIT structure. If you have personal experience setting up a REIT, please provide some details on your experience (good, bad, and ugly) to different aspects of setting up a REIT. Would you do it again? Why or Why not? My intent is to raise more capital and take my business to another level.

the fact that the property manager would even present these tenants would tell me you need a new property manager.

For those type of numbers i think you will have to look outside Charlotte and move into the suburbs. I have had a lot of success with Cabarrus and Rowan counties. I think there is to much competition in Mecklenburg County.
