I would set an LLC in each area you will be doing business in. Also I would do the HELOC before moving them into an LLC

Lease Options...

Major repairs would have to be taken care of whether or not you are renting or doing a lease options. Statistically you should be able to advert a lot of the repair cost and if the tenant buyer purcahses the property at the premium price then that is another win. My experience it is an excellent strategy to reduce the monthly repair cost.

I would create the LLC in the state you are doing business in. I would have the houses in a LLC at the begginning as well. If you like to discuss PM me
