@Justin Gowin Your questions are complete opposite of each other unless you are talking about house hacking a duplex. As for owner occupied friendly I would say its a super competitive market so probably not. As for rent to price comparisons I think its way better than other markets which is why many people

are trying to buy because rents are well above what a mortgage would be.

Depends on what you mean by good. If you can find a deal in the market its not difficult to find a buyer selling just a few thousand below market because so many people

getting in. Problem is everybody is aware market is hot if not through the news or social media then through their tax assessed value which keeps rising. I know many people

that are successful in both markets.

Yes across board. If you tried the same in Texas however I would

not expect a different result here just from a move unless you have a better team or system in place.
