Do you have properties you'd like to sell but want to avoid or defer capital gains taxes on the sale? Consider a 1031 Exchange: Replace those properties with new, similar investments.
According to the IRS: "IRC Section 1031 provides an exception and allows you to postpone paying tax on the gain if you reinvest the proceeds in similar property as part of a qualifying like-kind exchange. Gain deferred in a like-kind exchange under IRC Section 1031 is tax-deferred, but it is not tax-free."

Protecting Your Assets With Contracts: With Attorney Harry Borders

"For every different type of real estate deal, there is a very different and very specific contract needed. Your contract to purchase a rental should look similar to your contract for a wholesale deal, but it is NOT the same. And your contract to sell looks different from your contract to purchase. Subject-to contracts? Different. Assignable contracts? Different. Double closing contract? Different. You get the idea. Register Now for KREIA's June Meeting.
"On June 28th we will dive deeply into the differences and the why's and how's. If you think your contract is sufficient, I bet we can convince you it needs some tweaking at the least -- if not a total overhaul. We hope to see you there!"

- The consequences of breaking a contract
- Good faith deposits: How much should they be, and who holds them?
Harry is a real estate investor himself as well as a prolific closing attorney with Borders & Borders. Can he do contracts involving seller finance and creative financing? Yes, he can! Whatever deal you're trying to put together, Harry is ready with the paperwork. "It's pretty rare that somebody says 'I need a contract for ... fill-in-the-blank... and I don't have it," he said.

At our Saturday workshop, spend the morning in the classroom learning how to estimate repairs, then take a tour of a rehab house in the afternoon to put what you learned into hands-on practice.
Thursday evening's main meeting (May 24, 2018) will be packed full of tips on how to fund and rehab a house for big profits. If you want to learn more about how to build income flipping houses, and even how to do it part-time, you need to be in your seat at our Saturday workshop.
Two of Thursday night's speakers are returning to give you a deeper dive into the process: Jordan Pohn, who makes loans to rehabbers, and Bryan Snider, a high-volume house flipper. Plus, we're negotiating now to bring you a third investor who has logged many years of successful, hands-on house flipping.
You'll spend the morning in the classroom, then after breaking for lunch, you'll head over to a project house to put your new skills to work. Here's some of what we'll be covering in the workshop:
- How to do repair estimates
- How to deal with contractors
- How to make a budget that includes all costs, including holding
- How to approach lenders
- The ABCs of steps involved from time to close until time to list a property for sale
- The order of rehab
