@Jennifer Rogers Not all Realtors are the same and not all realtors are investors savvy realtors. You gotta pick the right one to work with you if you want build your investment portfolio. exp is trying to grab every small realtors around town by their MLM strategy. They do take pride about their tech but I am no way able to talk about since I never used it. Try to find local area realtors by searching BP and other websites and you will find the right one to work with you. Good luck!

@Henry Peñate I see you have well thought out and planning for your next step including emergency funds etc., That how you should do it. Good job!  You can always ping me and happy to talk about Intern options. I have few projects going on currently in Missouri City and Sugar land area.

Also don't waste your time with these REIA meetings.. It's all about marketing.. Go to ones which are run by individuals who bring in experts like Fort Bend RE meet up used to happen in Rudy's etc.,

@Henry Peñate As @Jesus Roman said I concur, Real estate is all about 3P's, Passion, Patience and Persistence. You just have to stick to it and work towards it.. It takes time depending on your goal but you will start seeing results once you do it right...

@Henry Peñate Good to hear you are planning on getting a RE license, it's is good thing but I have seen and heard many people want to get it and but never get there. As long you have the passion and motivation, you should get the course done in a month or so and get it done another month. 
As per intern, you can find some local Real Estate investors who are doing BRRRR or any flips and try to work with them by helping them and learn from it. I used to have Interns a year or so ago but due to COVID and other things don't have anyone. I am willing to consider interns if they are really serious about learning..

@Henry Peñate If I don't mind asking what do you do now? The reason for the ask is to understand your current skill set. Are you trying to find what can you do to get competitive edge as an investor?? If so, there are lots of careers associated with Real estate which can help you and don't need degree. 

For example, RE Agent, just need to complete 180 hour of course and pass the state exam and can be agent under broker. RE Mortgage officer, you need to take 23 hours training and pass the exam and become loan officer under Mortgage broker. Similarly, Insurance agent, you can take required hours of training and pass the exam and become Personal lines or General lines agents. All these careers are inter-related and very people oriented and helps you to get an edge in investing. If you take my story, I am RE Broker being started out as an agent 11 years ago. I just got my General lines Insurance agent license and started my own insurance agency 6 months ago. With the help of these extra skills, I am able to create my own real estate business group and  I am going to leave my full time IT job end of this month.

BTW, My wife is loan officer for the last 3 years successfully after getting her license without much experience. These all helps us in building our rental portfolio and help other investors as well. I am happy to guide you in any path you want to try out.. Don't hesitate to reach out to me. 

Another path, you can try to help as an intern for investor and learn to do BRRR and flips and chart your own path that way too.. It's all up to you..

@Victor R. Martinez I have used them in the past for county foreclosure auctions. They aren't bad but you need to do your due diligence to get ready for the auction and able to win the veterans who come to auction with bunch of checks. :-)

Kelvin, Lakes of Savannah is close to Hwy 6 and 288. It's hard to build in any HOA communities because its' really pain to deal with them unless developers already have the lots and have permits and permission to build. That's why builders tend to avoid HOA's and prefer to work on lots which is in cities so only one entity to deal with instead of multiple.

@Abdul Jabbar Khan I know you want to get your hands dirty or you might have the urge to get started. Before going different way, I always suggest you to first thing about what do you want to accomplish. What's your goal, Short term gain or long term passive and what's the purpose.. Define them and then look at the strategies @Cody L. and fire away. I wouldn't recommend blindly jumping on the water without know were to go.. Just my few cents.

Just through some realistic view about the market and numbers from end.

- Yes market is actually SUPER HOT and ON FIRE. I have been trying out offers for many of my investors even with LESS option or NO OPTION period, CASH/HM, we keep losing it because prices are going way too high even for properties needs rehab. It doesn't really make sense if you run the numbers and how these investors are wanting to pay this high price. As we can see, it turning out to be FOMO market and they just need investment property. I don't recommend that strategy for my investors which is losing one.

- OFF Market properties also are going way about asking these days with repairs needed. With Wholesaler relationships sometimes I can make deals happen before it get WILD. These deals might still be think on the cash flow but numbers work.

What I am trying to say, those days are gone where you used to get 10-15% discount on OFF market or MLS turnkey properties accepted for Cash purchase. It's very tough market and you gotta work hard for it.

BTW, calculating CASHFLOW varies by person. Some do after taking Capex and maintenance savings and some before.. Whatever way you do it, make sure you are on the positive side or break even with current mortgage rates.
