Thanks for it's cash transaction which is only $3000 worth. If we go to title, we will be spending $1500 to close the deal. It was suggested to go through personal close by many experienced investors. I was trying to find anyone done it in BP.

Hello

I am trying to find the unknown part when trying to close the cash deal yourself. I know you can get title search done via website. you can eRecord using Simplifile. Missing part is, is there a service to find the Tax and HOA dues like getting TAx Certificate and pay them off as well to clear the title? Or do we have to call them and pay it by mail or in person? There should be service with title company uses which we can tap in right??

As Investors, we would love to save as much money on every transaction to show that we buying at right price and making cash flow. In Flips, we want to reduce expenses so we can get better return. Whatever transaction may be, Buyer or Seller Agent commission plays a big percentage in investors cost. 

Being an Investor myself I know that fact and I am lucky don't need to pay one side of the transaction but there is always another side which I end up paying. That's why I tailor made my service to Investors to reduce their financial burden.

Purchases/Acquisitions - Flat rate starts just $1000** if you find the deal, $2000** if I found the deal. All Transaction handling included.  Balance paid as rebate towards closing. 

Selling/Listing - Flat rate $1500** or 1% Sales price whichever is less and Handling Sale Transaction (only 1st offer only), property under $250,000. Supra Box – $150 extra, Professional Photo – $150 extra.

Leasing - $750 or 1/2 month rent whichever less – Listing, Tenant Verification and Lease – No Warranty. Commission 1/2 month rent – Listing, Tenant Verification and Lease – 3 month warranty. No Upfront Commission – Rounded and Rolled as Monthly Management fee 6 months. ** Requires 1 year Property Management contract.

Property Management -  $75 – Management Fee – Rent Collection, includes 1 inspection and management service.

nope, 75% full and they need to remove and do the job. We will find out soon.

It's for my investor client. I helped to close this deal through wholesaler. We thought about both ways. knocking holes or getting all concrete out and refill it. Both as pros and cons. My client is planning doing full demo which is only $2000 more and he thinks its right way to do. I was worried about foundation issues if you remove full due to land start to expand after removal of concrete. he was assured by the contractor so he is going for it with permit.
