I know MFH seems like good investment in many prospective compared to SFH for many of you here. But I wonder, without much experience in REI, how a newbie would be able to find and land MFH deal and further able to manage and work with it. I feel like SFH would be a stepping stone towards MFH.

May be that's just me. But it continues to puzzle me whenever I hear a new investor telling me that they want to get MFH to start without much exposure to REI.

@Jieh Larson some already gave good info. Talk to Visio lending. They will do 75% on your LLC with purchase value or may be appraised as well. Don't know their seasoning duration. Also I have lender who will without seasoning conventional loan but not sure he can do with LLC on it. Ping me.

@James Green agreed but it's not the amount money you need to do BRRR or Buy and hold right. That's what I meant. Above all it needs patience and perseverance.

@Greg H.  I have read and scanned the pdf few times in the past and just today, here is what I found on it,

Sec. 92.153. SECURITY DEVICES REQUIRED WITHOUT NECESSITY OF TENANT REQUEST. a. Except as provided by Subsections (b), (e), (f), (g), and (h) and without necessity of request by the tenant, a dwelling must be equipped with: 1. a window latch on each exterior window of the dwelling; 2. a doorknob lock or keyed dead bolt on each exterior door; 3. a sliding door pin lock on each exterior sliding glass door of the dwelling; 4. a sliding door handle latch or a sliding door security bar on each exterior sliding glass door of the dwelling; and 5. a keyless bolting device and a door viewer on each exterior door of the dwelling

I don't see any one want to share it. Let me share what I learned as Investors and Property Manager. 

You gotta surely need to have Deadbolt locks in the front door. 

Fire alarms needs to be installed as per code in your property.
