seller is willing to carry. i am aware of the seller's "situation" that tells me they are motivated. health reasons.

Was looking to see if anyone wanted to take a quick peek at my analysis of an investment property I am looking to purchase.

I am in the same phase as you. My advice is to take the time to write a business plan. Can you answer questions such as: How many people in my market rent as opposed to buy? What percentage of my market's income is spent on rent? What is the average income of the people in my market? For instance, and this might be extreme, but if I chose to invest in rentals that cost 1200 per month and the bulk of renters in my area can only afford the 500-900 range, I might have trouble renting my units, or have really high vacancy rates. That's not to say you can't invest in the skinnier markets to offset competition, but you should probably do the research to figure out how small of a market it is. On and on. Of all the research I've done, anyone who has ever completed the research has never regretted it, and I am willing to bet they are more successful than those that don't. Take the time, provide yourself with an informative path to success. You can always change your path as you go to adjust for your market.
