Hello Bobby. I actually just had my first set of mailers sent out today. I used clicktomail. Around 40cents a postcard. I gathered the list from listsource. It seemed complicated at first, but there are several walk-throughs on YouTube. So whenever you are confused about a process, just plug it into google or right here in the bp search bar.

I am looking for a real estate agent that focuses in the Oakland area. I am looking for a small multifamily 2-4 units (especially tris and quads) near the Oakland airport area. Price point 200k-400k. Recommendations are appreciated.

New ish to the area. The reason I am looking in the Oakland area is because I believe the Bay Area will continue to grow in the following few years. Many tech companies are still growing in this particular area. Couple that with the planned extension of the Bart public transportation system = a good time to acquire my first property.

So the 50% rule is a rule of thumb that implies that you would need about half of the rent (50% or $325) as reserves for vacancy, repairs, capital expenses, and possibly management. That would leave just 50% or the other $325 to pay for the mortgage, tax, and insurance. This would mean that you would have to pay less for the property depending how much rehab you would need to pour into the property. Hope that makes sense
