@Joan MacDonald what if i draft the lease only for tenant 1 and she is just an occupant @ the property.

If they decide to breakup and he decides to leave then she cannot remain or property because there is no lease between me and her and he is obligated to terminate the lease or he will have to stay @ the property because the lease is between me and him.

@Jordan Shutts i am from texas and here in Tx the new purchase price becomes the taxable value.New

Owners can always challenge the tax value when the tax estimates come out every year.

This is a LTR and was my primary home.I installed the cameras 2 yrs ago and all are hardwired.Should i pull it out before i lease it??or Just leave it alone ad it is hardwired and let disclose it to tenants.

@Nathan G. This was my primary home and i installed the camera which i got for a deal.The property is in a B class neighborhood.Its all hardwired cameras. All cameras are on the outside and nothing inside home.This is a single family long term rental.

Do you report late payments and timely rent payments to credit bureau? If so how do you do it?.Do you need to let tenant know about credit reporting while signing the lease?

@David Siegel just to clarify did you speak to their current landlord or previous one.Because the current landlord may be lying to you to get them out of his unit.Also check if your state rules.I personally would not accept an year payment upfront .Because you are putting you head in their armpit.Now they have more leverage above you.

Do you have external camera system at your rentals,if so how is your tenants approach to it? Are they concerned that you are interfering in their privacy?

The 850$ is the total of cleaning fees and carpet change and the leak under sink

@Cameron Phillips Thanks .Some humanity left behind in me says i should give the guy a chance after talking to him.He is too perfect for her in the sense he pays all his bills on time.Been working at the same job for last 27 yrs.Been living tenant life in apartment. All good references for him.She on the other had went through a bad divorce and met him.I addressed all the issues i noticed on her records and he knows about the 4 collections and the apartment issue and he is asking her to pay the apartment cleaning charge of 850$, and that he is tough with her on rebuilding her credit .
