Great feedback, so work on my elevator speech and focus on my intent as an investor, not my current full time position. @rachel leonard which gareia meetings do you find most helpful, especially as your first visit option?

@rachel leonard, I'm in atlanta as well looking into wholesaling as a starting point to buy and hold. Did you start out the other way around?

Ladies, thank you all for replying to my post, I appreciate the advice and the information. Last month I set a few short term goals for myself including going to some networking meetings--the meeting I attempted to attend on the deadline of my goal was cancelled. It was my fault for waiting until the last minute to pic a meeting.
Karen Mikolainis, The breakdown of your meetings, very helpful, I could see myself pacing the room and not just rushing into anything to avoid being disingenuous. Also, I'm from Wisconsin, born and raised in Kenosha--ever heard of it? How close are you to Milwaukee and do you ever attend REIA meetings there?

So the story goes like this...my husband's cousin owns a rental property and lives in the basement apartment below his tenants. One tenant in particular has violated the rental agreement and is very hostile tothe point that he calls the police/sheriff just to communicate with her. She is uncooperative when in comes to checking in on the property, with advance notice given and she is a liar, boldly telling the officer that her landlord was physically pushing her when in fact she was the aggressor. To say the least, he wants her out. But he can't find the right lawyer to help him. I suggested an eviction attorney, since they would be well versed in the laws of renters v landlords. In georgia I know the laws really protect the tenant more than the landlord. Are their any attorneys out there who can share their fees, prices and/or consultation with him? Please and thank you.

I've only been a member for a couple weeks, and I've already gotten my welcome packet and all, but I decided to post a formal introduction in search of a mentor and/or any networking opportunities for my area.
I bought my first property 2 years ago and currently use as my primary residence, but intend to rent it out later. I'm really interested in buy and hold rei, with also taking multi family units into consideration.
I live in Atlanta, Ga, I have for almost 10 years and I like to think I'm pretty familiar with the market here, but I have no cash and I've just always thought I would use the equity in my house to purchase my next home.
Many of the people I associate with don't have much experience/interest in rei. At the very least, they think it's not a good idea to do what I want to do-but that doesn't really discourage me. I just need to broaden my circle.
I'm looking for networking events in Atlanta to be able to connect with like-minded people or even meet my next mentor.
In a mentor, I'd like to meet with someone who is willing to share knowledge and experience in specifically buy and hold. I definitely am looking to build mutually beneficial relationships, but just like some rei deals, the roi may take a little while.
I'm a smart person, but I know that doesn't pay bills, taking action does, I'm just saying I'm willing to learn.
If anyway out there in the Atlanta area are interested, or know of any rei networking events please clue me in. thanks for your help too as always.

I've just finished reading a couple articles that give basic tips and encouragement on getting out there and connecting face to face with others. Very important information, but I would like someone to help expound on just how to connect with strangers.
Here's my dilemma, I don't have a job/career remotely close to the RE world. I work in a restaurant, and I don't like the question, "So what do you do?" How can I transform my thought process and response to reflect what I would like to do (without sounding like I'm selling myself) but also being transparent and personable with my honesty--I'm just not professionally doing the work I'd like to do long term. I really want to thank you guys for responding, and in such a quick turnaround time. I think my questions were fully answered and I have some insight to help me move forward.
To touch on some of the responses, you guys are right, I'm only going to get back what I put in, and since I have no passion to sell real estate, becoming an agent isn't the next step for me.
I do want to practice real estate investing-no doubt in my mind. And I've been soul searching for a while now and I've allowed certain elements of my life to become the scapegoats to my postponed success. I also procrastinate which only makes my life harder.
So either way, it may not be a grand step for many of you, but for me reaching out to others to ask for help in any way is an accomplishment for me, so I'm glad I joined BP-even if I get tough love! This is a pretty cool site I'm glad I stumbled upon. I can't thank you all enough. Keep it coming!
