Whoa guys! Really great information that I can apply right away. I totally get not having a wholesaler tie up a property for profits that may never develop.
I was talking to a couple investors about the properties I'm trying to work and they are willing to work out a consultant fee in the event I do find a buyer. Does that contract come before or after the close? Is something like that just a risk to take that they will pay me for my services? After closer of course. Just want to understand generally how this aspect of business works. Thanks @arktavious, @dev and @leon.

I'm a novice investor, haven't even had my first deal yet. Focusing on my marketing campaign, trying different strategies: bandit signs, post cards and yellow letters. It's all still very fresh, so I'm being patient. But the only actual lead I've gotten is from another wholesaler. I guess he saw my "we buy houses" signs as I actually have the money to buy these houses! Well, I really don't, lol.
But I've been told this err is actually quite common, so I've decided to do my best to take advantage of the peculiar opportunity. I've contacted other investors I know to see if they are interested in the deal, which could benefit me, almost like bird digging I suppose.
A couple things are happening here: 1) I'm jealous that the wholesaler is finding these deals! I want one. And 2) the homes he has under contract are so varying, that I think my buyers list is too short, the latest one, a turnkey property in my area.
So my question: is there an investors in my southwest Atlanta are or Atlanta at large, interested in turnkey properties? I hope this isn't considered solicitation.

great insight, thank you again. I finally got the list. I based it on the areas I want to target and other modifiers based on what the buyers want in the area. It feels good to progress, you know. I'm crossing fingers I work a deal soon. For now, I'm expecting the process.

Hey everyone,
I recently recovered from analysis paralysis and I'm putting myself out there as a wholesaler in my area. I recognize that marketing is the best way to find and make deals. One route I'm interested in is direct mail. In your opinions, are there particular modifiers to create your target market, when creating mailing lists? Ie zip codes, household income, age.
Also, if you can suggest or share the list services you all use so I can research and compare, that'd be helpful as well.

So, I've seen positive reviews about Networth Realty in Texas and I've even seen BP members recommend associates of the company, but I would like someone to give their opinion of: their experience(s) with the company as a client or as an associate.
Hey, I'm just getting all my ducks in a row before I pull the trigger, so I wanted to reach out to the BP community--Atlanta area, and ask if there is anyone ---or who is in need of a bird dog? I've changed my mind about my initial entrance strategy into the rei world. Now, it's wholesaling. Even smaller step, bird dogging. So if anyone out there would like to post or PM me what kind of criteria they seek in a property, or even just refer me to your profile, I'm eager to take on the task of finding the property that makes the profit. I am so grateful.
