Hey New Hampshire investors - Anyone successfully implement RUBS in New Hampshire? I'd like to use a third party (not my PM software) to manage calculating and billing, like a company similar to NWP, but local and does properties with less than 100 units... I have a 9 unit I'd like to use this for. Any help would be great!

If it was me, I'd look for a property that has more than 4 units. The bank is more concerned about the finances of the investment and less on yourself. If that doesn't work, look at someone who is advertising seller financing for a 5+ unit building. The same thing applies, but the seller is usually less strict than the bank. They may be willing to hold a second mortgage (at a higher rate) to make up for your lack of funds for the down payment, but you need to find a way to build credibility; i.e. business plan, employment history/resume, website...

 Know your audience. Poll your potential investors to see what they're comfortable with. Also, I'd suggest contacting your attorney. They can help you with the rules and regulations for raising money in your state.

 Depends on how detailed you want to be. If you're looking for a broadly applicable email address, I'd just use "info@". If you're looking to track leads, set up a separate email address for each platform. For example, all the people you network with and give a business card to could email you at "meetup@" or "network@" so that you know where the person received your info.
