This may sound blunt, but only a bank can tell you if and how much you qualify for. Buying a multifamily may be your best option though. You can apply 75% of that income to your DTI.

@Jamie Gruber how much principal is being paid down each month? If its $400 or more, I'd keep the house and use your Boston HELOC to double down on another property.

I don't have experience, but I monitor this market a lot. t's extremely hard to find any piece a real estate near those campuses that actually works out financially.

If it's zoned as a multifamily, I'm sure there wont be any zoning issues. Does the property have a septic tank or sewer system? If you're going to be adding rooms, you may have to upgrade your septic tank. Not sure how it works with sewer though. I only have experience with this with single family homes... I would definitely email/call the Building Department of Dorchester though.
