Find a different lender. I did a brrrr last year where the appraiser came out before the remodel was even done. Had a lease in place right away once the 4 week remodel was completed. 6 weeks from purchase I had my full purchase price back and was only out of pocket the remodel costs. It gets much harder after 10 loans.

How about the week of January 9th or 15th? Maybe a weeknight happy hour? I know that at McMenamins  we could reserve a private room and they have a decent happy hour but i'm open to anywhere.

If there is a managing member of an LLC then they can sign for the LLC. If there isn't a designated managing member then all members must sign.

We do move in, 2 months & 8 months on a year lease. The 8 month walk through is when we decide to renew a the lease and give 90 days notice either way. Plus all of our handymen, landscapers ect. are keeping an eye out for us any time they are there. Lots of unauthorized pets and extra tenants are found through them. Use landscaping, bids for upgrades ect. as excuses to do more walkthroughs without calling them walkthroughs. You can never do too many walkthroughs.

Welcome to BP, you are on the right track. I wish I had found this site earlier in my investing career. 

I'm a realtor here in Central Oregon, my wife owns Mt Bachelor property management and we personally own rentals in Redmond. There is way more multifamily property in Redmond than you may think but pricing is all over the place right now. LOTS of realtors in Central Oregon but very few know investment real estate. If you want to talk local investment real estate give me a ring.

I've never heard of a investor meet up but i'm interested. Is it just a networking type thing or?
