Question to all the Rehabbers/flippers in the Durham NC area....are you finding that making offers on the MLS for properties in the Trinity Park/Cleveland heights areas are not being accepted due to builders over paying for lots or agents not being properly knowledgeable about the values in the area. i made an offer on a property on MLS thats been listed fo 265 days and was not accepted.... Just curious what you guys experiences have been ....

I have recently began to contact probate attorneys with a 9 word email in regards to their clients looking to liquidate their property they have inherited. I find this approach to be much better first before contacting the homeowner directly. This way allows you the opportunity to find out if they have any interest in selling and if so you will be at the top of the list.... Hope this helps....

Take over payments sub to and sell as lease option or put an option on the home to cover the mortgage and assign your option....

zip??? Seems like the numbers work depends on ARV vs purchase price though as far as selling for a profit

what strategy are you using buy and hold? For cashflow fix and rent? Fix and retail?

I have found the TREIA subgroups to be a great way to network and build contacts with other like minded investors in the Triangle area. I would say having a biggerpockets meet up or weekly meeting would be a great way to stay connected and build with other investors in the triangle. I would love to see that happen.

yes it is owned by Bank of America.... i think ill key an eye out for the sale but won't pursue it any further being that BOA does not really take shorts on bank owned properties in this zip code its HOT!!... smh lol

I would start with looking at the number of absentee owned homes, get familiar with the schools and crime rates, as a native of Charlotte I would say that is a great rental area based on markets rents if you buy the property right..... are you wholesaling or strictly holding properties for cashflow?
