I had a seller contact me about a house he owes taxes on and lives out of state... He doesn't want the property and said he would deed over the prop to me for 3k ARV is about 56-62k quick and dirty... Needs about 10k to rent out rents for about 650/mo should I have hime deed over property and tell him I will take care of taxes and give him the 3k after I do rehab and find tennant or do a purchase contract for 3k and assume the lien in my name?? Taxes owed are 13k

Cory I've found that a lot of landlords don't stick as closely to the 1% rule as they do cashflow after expenses... I would suggest that if you are running numbers on MLS properties you will have to include the commission in the price so buying at 70% ARV may not pencil... My advice is to find properties that rent for x amount and multiply that number by 45 low end and 65 good to high end areas and subtract your expenses annually thus creating your offer price!

John I find deals in the raleigh area and durham too I would suggest Ki Shinn he's at the TREIA meetings regularly or google his office in Greenville SC.

I would say call around and get quotes to keep them honest as with contractors every ones not fair in pricing work... Are you rehabbing in a high end area? First time home buyer price point? I would stage in the high areas personally....
