I was taught that I order to have true and "real" cashflow the property should rent for 200% of the mortgage ie mort w/ piti 500/mo property should rent for 1000/mo min then account for vacancy advertising repairs and maintenance etc...

I would attend the TREIA meetings or reach out to B2R finance here in Charlotte. they lend nationwide and have lending criteria specifically for investors. Hope this Helps! Good luck!

I base the price on area and cashflow. Comps for rentals mean nothing to me at the time I buy because I plan to hold rentals for 5-7 years free and clear. The 1% rule is good if you plan on putting bank finacing or some type of debt on the property long term IMO
