Thank you guys for your straightforward answers, and I don't feel it's rude or obnoxious as I feel the same way. I've come across some people who have different schools of thought, who feel like you need to work on building a relationship, but I personally think relationships should be built via working, action, and honesty....We can chat it up across the closing table.

I'm also not a big believer in the whole fake it until you make it guru thing that has been passed around either, especially dealing with other professionals. You will get alot more help if your just upfront, imo...

I think majority of the people that are highly successful in this industry are more likely to be "driver" personality types, and would prefer just to get to the point and get it over with. Once they see your value, they would invest more time in the "relationship".

For Investors that are either at the beginning or the middle of the transaction, How do you go about establishing a new relationship with a Cash Buyer?

Do you have prolonged conversations about the kids, and talk shop over the phone? Do you invite out for coffee or lunch? Do you get right to the point and tell them what you do and ask them what they want, and just start sending them properties?

For the investors that are either Hard Money Lenders, Rehabbers, Cashflowers, how do you like to be "courted"? What would make you more inclined to work particular wholesalers/bird dogs?

Is expertise or great deals more important than someone that legitimately built a friendship with you? Would you prefer to be direct and to the point or do you like small talk? How do you feel about guys that are new? Do you look for websites and technology, or do you prefer the old fashion, fax/phone/email spreadsheet?

You should be a part of a real estate board if your licensed... you want to contact them and tell them you have a dispute... if your not getting help then you want to contact the licensing department for your state... either way someone will launch an investigation and get an agreement to what will happen to resolve the matter..

Just to throw it out there, because I'm a KW agent, I've had great experiences with my fellow agents... but it seems like we are recruiting so much we are starting to get some of the trash from other companies :-/

I invested the time into watching Other People's Money(Xfinity Cable is Great)... great experience in watching the struggle between the Company vs the Stockholders/Investors.

I definitely understand the correlation between the comment related to the newspaper advertising and the buggywhips... Thanks for the recommend Michael

Definitely will share my results, I don't know as far as the investing end, but I know Mike Mccatty (Real Estate Broker) dumps a ton of money into print (Crain's/ Real Estate Book/etc.)

I'm curious to see what his actual profit is after expenses though.... Few rumors out there

I'm interested to see if the Tribune/ Sun-Times/ or Crain can actually pull in enough business to justify the expense... I have yet to meet someone who has invested any reasonable amount of effort into print in the Chicagoland area (Investor-Wise)

Great Question Grant, From my experience, it has been the cities themselves who seem more concerned in certain areas where they aggressively police any type of sign marketing. I've gotten a few warnings, but have not been fined.

I'm going to order that movie so I can watch it as its definitely a subject I'm interested in and so that I can understand your reference to the buggywip Michael.

I also picked up Glengarry Glen Ross, which was a movie my broker recommended about 4 Real Estate salesmen who were fighting over the leads (thank God it's easier to lead generate in this age).

The only way I know to get free advertising in print is to start writing articles for the paper and throw in what I do at the bottom of the article.

I am in Rich Dad's RE Coaching, and this week we have to commit to researching and running a print ad, which is something that I've shied in the past because I was too cheap to want to spend the money for solid marketing...

Well after becoming quite proficient in prospecting (cold calling), I see the little money they are asking for as a solid way to leverage my time more effectively even if it only pays for itself.

I've been reading now where alot of investors have abandoned print media for marketing, which in my eyes makes it a golden opportunity to attempt to build a part of my marketing around it...

But long story short, I want to run ads in the paper to draw sellers and build my buyers list

Everyone raves about Thrifty Nickel, Greentsheet, etc.

The problem is none of these are distributed in the Chicagoland Market.

What is the best way to find the free papers that are in circulation in my area... google hasn't afforded me many results...

I'm thinking I'm going to have to do a paper run as well just visiting various spots in the area until I find what I'm looking for

If you happen to know of any in this market or places I should visit... feel free to share
