Is the property free and clear of any other liens... ie Mortgage,etc?

Also if you were the Rehabber... what would be the max you'd pay for it?

Marketing or Finding higher end buyers isn't an issue... I'm fishing for other peoples approaches to see if I can improve or add anything... and the home is a steal for the right buyer...

I posted on this forum because I wanted to talk to some other agents outside of my area... :)

I have a high profile listing and I need to figure out a way to touch a couple of buyers who would be interested in spending 1.6 million for a home.... Any ideas?

I have a lady that is interested in flipping condos, I've been taught to stay far away from condos.

How do you guys feel about flipping condos in this market?

Also who is the guru I can refer her to so that she can learn more about condo investing specifically?

I am finishing a paper on Fannie and Freddie so this chart was beneficial in grabbing the securitization process so thank you for posting it amongst the other great post you make

Thank you for responding Jeff. I should of done my proper research before posting this topic, as I couldn't recall the law before I posted.

The act that I am referring to is the "SAFE Mortgage Licensing Act", which makes Loan Originating without a license illegal. This covers "Seller Financing", as well as "Private Lending".

I'm writing an argumentative essay, and thats a great topic suggestion. I would have to form a argumentative position, but I love researching and learning about the various financial systems.

Also, I want to thank you for noting my bad grammar. I will take greater care in constructing my forum post, especially in a professional environment.
