@Aaron Moayed your asking the wrong question. . . . . . . . .  depending on your level of experience and education in real estate you would pose the following question. . 

what opportunities are others eyes more trained to see than my own that allows them to invest in any market that cash-flows and why cant i see what they see?

any market has opportunities and there is a million and one ways to skin a cat. Instead of asking others what markets are best, do some research and see what strategies are working in various markets around the country and see if you have any interest in executing those strategies or learning them.

@Shiloh Lundahl   very subjective topic and coincidentally every reply will be a subjective opinion but what that said each outcome depends on the person in the drivers seat and the unique attributes and qualities that make up that person be it positive or negative. I guess you could say all of them could be the best investment depending on many variables, market conditions and effort, starting capital, paths chosen within each investment vehicle, but if i had a gun to my head and had to choose, i would say that real GUTS and perseverance and belief in ones self would trump a college education any day.  If your a go getter and get things done people will take notice and that will lead to opportunities and growth for you. I personally prefer real estate as the best investment. Its tangible, unlike stocks, bonds and mutual funds, 401k etc and people will always need a roof over their heads. Real estate offers many key benefits with cashflow (short term), taxes, appreciation, depreciation and equity build up ( long term). 

Is there a bigger pockets version for the stock market? i dont know maybe there is, but i believe if you want to be great at something you have to stick with it and educate yourself until you become great. Then move on and try to master the next thing.

@Cherin Watanabe From what ive experienced with business ratings i take the BBB with a grain of salt. Not saying they are corrupt and take bribes to overlook complaints and rate companies who write them checks a AAA+ but i believe that possibility exists based on what ive seen in the past. 

Ill take a look into Midwest corporate credit, i think they charge a upfront 8% fee and the loans are short term with a PG so if you have any delays in the acquisition or rehab phase you could be in trouble, but ill look into them further.
