Just my personal opinion - get a mentor or a person who already has good experience running STR business, preferably in your area (but not 100% required).
BP Rookie podcast has a pretty good content on Airbnb, however mostly success stories. This forum is pretty open and people often share their knowledge and best practices, hence don't hesitate to ask any questions you want :)

Definitely invest some time and money in a decent photoshoot. The algorithm likes bright/colorful photos. 
From what I understand you use AirDNA for dynamic pricing? With all respect to AirDNA and the amazing data they provide for STR owners, their pricing tool is not on par with most tools available there.
Considering your ADR is roughly $90-$130 USD - try PriceLabs. It certainly will have all necessary features you need.

Hi Juaquin!

Not sure about the legal aspect, however, I see a slightly different model of managing reservations and cleaning personnel. 

- Find a person, who lives nearby, willing to come an clean the apartment on demand for a fee.
- Set up a lockbox to allow guests to check-in at any time (early/late arrivals are quite common, I'm sure you are aware of it)
- Hire a virtual assistant, who can help you professionally manage all the incoming requests, reservations, and overall communication with guests.

Thank you for your opinion. And I definitely agree with you, that there are many guests who would prefer to stay at Airbnb property, rather than hotel.

I believe there are plenty customers of both types. So it’s a personal preference of each traveler.

My opinion is mostly based on current markets I’m engaged in, which is Southeast Asia, Greece, Spain, Switzerland and Canada.

Hello Jan.

I believe STR might not be the preferred accommodation for travelers, whether they stay for business or leisure. Cleanliness concerns will have a significant effect on the decision-making process of potential guests.

If you look at it from a guest perspective, hotels might be a preferred option due to professional cleaning staff and high housekeeping standards (we are talking about 4-5 star hotels, based on the daily rate of $270). Guests have no guarantee that hosts take all the measures to ensure property cleaning of the accommodation.

Hey Brian! Demand in your area for long-weekends is quite high, despite COVID-19. Having a minimum LOS (length of stay) set up to 3 nights for similar events is definitely a way to go. I would also suggest you look at historical data and compare previous bookings requests/actual bookings for previous long-weekends.

On the other hand, you can leave 2 nights min. LOS and drive up the prices for that weekend, however, keep an eye on the average daily rate in your area.

Which channels do you use btw? There is always an option to restrict check-in days for particular events.
