One of my tenant has owed 3 months of rent now. They paid some to their arrears when they have money but It’s so far behind, even when they get their job back (blue collar) they wont be able to pay their arrears in full anytime soon, esp with Covid is spiking again.
What are my options here? My PM suggested to offer them a 2 months period to find another place to move out with their written consent that they cant afford the rent and need to break the lease. Is that a reasonable approach compared to eviction? Thanks

A tenant who has moved in for a few months to my fully furnished apartment in Chicago and had quite a lot of requests and complaints recently made a request to change the mattress after sleeping on it for months and claim it's old and needs to be replaced.
I kindly replied to say they could get their own mattress. They said they want to reduce the rent if they need to buya mattress themselves. It really pissed me off with the ridiculous demand after moving in for months and also the rent is low and they are expecting high end rental.
If they deduct the mattress cost out of the rent this month, what's my option? Also i want to terminate the lease early with them to save me headaches with requests every other week. There is no clause in the lease for me to end early. What could I do? Thanks

Hey guys, I stumbled across this thread. I'm considering to offer for a SFH in North Sunnyvale Lakewood Village 94089. Talking to the agents, I can get this crap-shack for $1.3M. I can rent out the rooms and almost cover PITI. I listed made up ad on Craigslist to test the demand.
I'm planning to hold it for at least 3-5 years for appreciation. Multiple tech companies are building new campus and moving in the Moffett office park 5-10m commute from this house. It's also within 10-15m commute to Google MTV, Nvidia, Yahoo, Apple, Linkedin... Tech hiring is still super strong (I work for 1 of the FANG).
However, it is next to the trailer park mobile homes. Will that hinder appreciation in the future? Also the area has appreciated so much since last year (30%), I don't know how much more it could go up from here. The market has definitely slow down, confirmed by multiple agents. I've seen houses stay longer on the market and some price drops. Desirable areas are still solid tho. Agents say it's seasonal but we all know we can't trust all what they say.
What do you guys think?

If i rent out all the rooms, I'd cover PITI. Rental demand seems good in that area nearby many tech companies. I have multiple interests from my make up ad on Craiglist.

Thanks Sam, what part of Sunnyvale did you buy? What replaced the mobile homes next to your house?
I'm aware of the crazy appreciation in the last few years. Fb, Google, Apple are moving into North Sunnyvale in 3 years. I'm banking on that for the appreciation but at the same time as you said concerned that it has run up so much, a downturn is bound to happen at some point first. When that happens, this area will get hit hard.

No, Bay Area is very different so 1% rule doesn't apply. I can almost cover PITI which is very good for this area.
Hoping to hear more about appreciation aspect of this area

Would you buy a crap-shack $1.3M in Lakewood Village 94089 right behind Plaza Del Rey mobile home park? Would tech expansion make houses in the area appreciate much more in the next 3-5 years?

Credit score is 560. The eviction report case type is Civil New Filing. Does it mean he didn't go through and moved out instead? The person is making $90k with over 2 years employment
