The professionals listed have additional training and ethic standards that set them a part, however it is important to conduct your own research and properly vet a few property managements before making your decision.

Agreed 100% with Nathan. You will want to file a complaint with the State Board of REALTORS and begin a search for a new property management. As mentioned the NARPM website offers professionally trained managers in the area that you search for and having at least 3 property managements to interview is the best foot forward.

Hello Brian, 

Your property management company should be taking before and after pictures to properly record that the work was done adequately. A breakdown of the hourly labor work, materials, and completion of items should also be on record to be shared with you at your request.

In addition, if the work is contracted out to a vendor, asking for a copy of the estimate as well as the receipt of labor would be handy.

It is a very strict and enforced statute for residential rental properties in Cleveland. Our company does have experience with this and has a program that includes the inspection and certification handling. It is important to have an inspection done to ensure that the tenants placed in the property are safe and that the property has integrity. Prolonging this may result in more issues if lead is already present in the property.

Our company has a tenant placement average time of 26.7 days and max 39 days once the property is rent ready and marketed. It could be a matter of how the property is marketed, I would suggest contacting a property management for leasing only services. That way you can get a tenant screened, placed and moved in a timely fashion without the headache of pushing marketing strategies yourself.
