Thanks for the quick response. The entity is LLC with five members and four have contributed cash capital and one has sweat equity. Each has 20% stake. In this case, will the tax consequence be at the time of sale.

A sponsor in a syndication who receives 20% equity without any investment is taxed on receiving equity or only on sale of the asset. For example in an LLC has five members with 20% stake, and four only invest cash capital and one receives 20% stake as sweat equity, how is the 20% member taxed. Will the 20% (assuming is equal to $100K), be taxable income for the year - even though only equity was received. OR will this 20% ($100K) be taxed at the time of sale ?

For one property , you do not need an accounting package. And it is helpful to have an accounting background and/or knowledge to post entries. Excel will work for now. I have been personally been able to manage over 20 properties with excel, now I am transitioning to waveapps which is a a free online accounting software. For practice, you can always try waveapps.

Lot of states including Wa have restraining order against evictions , giving relief to tenants. Anyone has been able to successfully get forbearance on EMIs. Is there any program available for that.
