I did a modified BRRR with one in North Ogden last year. I bought from an investor friend who wanted a headache gone (with the tenant) so he sold it to me for about 15% below market value (via all inclusive trust deed). Then I refi'd at the appraised value with a lender who doesn't require seasoning on title, and it ended up being only $5k or so out of pocket.

@Brian Harker I BRR'd two properties in Weber county last year (yes, only two RR's because these didn't have much of a rehab). It's hard, yes, but not impossible. It's all about buying from the wholesalers.

Ditto what they said. Another strategy is to deed the property to your LLC after closing. It is very, very common here in Utah at least. Someone below will bring up the infinitesimal risks of the due on sale clause.

There is massive investment ($15 BN in 2019) and interest in the "proptech" space. For example, Redfin, Opendoor, and Homie are taking on the traditional real estate sales model.
Here's my question: are you all aware of anyone who is doing this to property management? If so who?
