@Michaela G. - The rehab comps are solid at $125K. This one seems like a solid buy n hold deal. The full rehab costs are closer to $35k with updated kitchen/baths, roof,hvac, interior/exterior paint. AS is comps are up to $85k.. Seems like this would work for BRRR startegy. I've only done fix n flip... still new to buy & hold.

Hello there,

I am evaluating a buy and hold in Atlanta,GA

--- ARV = $125K, As is Value = $85K and Rental Repairs = $15K.

Rent in the area is about $900/month.

Looking to sell to an investor for about $75K.

Does this sound like a good deal for a buy and hold investor? The house needs HVAC replaced and the roof is about 25 years old but does not need to be replaced immediately.   Otherwise the house is in good condition.

Thoughts?

@Stassa Austin - Congrats on taking your first step. Regarding networking, you'll find a networking events every day of the week in Atlanta. Take a look at Georgia REIA, Atlanta REIA and South Atlanta REIA for networking and training opportunities. Also, take advantage of the BiggerPockets podcasts too.

Regarding wholesaling, I am a fan of Max Maxwell  and many others. You'll find Max on YouTube and his Facebook is excellent. There are many aspects of real estate investing.  Let's connect in person when time permits.
