 Wow, haven’t seen 1% in Atlanta since 2015. I noticed Kansas is one of  a handful of states that don't permit the sale prices of homes to be publicly disclosed. I was considering looking for a property as an Airbnb in Delano or College Hill and noticed no sold home prices in Zillow/Trulia/Realtor.com or even Sedgwick County site.

 What areas of Decatur are you looking?  Keep in mind a lot of hedge funds have purchased in certain areas of Decatur and they have become saturated with rentals. Plus they tend not to take care of their homes so they are not appreciating as much.

BP has been great over the years for newcomers, those still acquiring, but very little to none on the "R" word...retirement. Questions like do you really want to still be a landlord at 70? Do you want to still own but use a property manager and how does that work in retirement? How and when you should start to liquidate your portfolio? What are the tax consequences? How does it affect Social Security? How does IRMAA (Income-related monthly adjustment amount) affect Medicare when you're liquidating? Etc.

Atlanta continues to grow and SFR, if you can find a deal these days, are a good investment. Might need to go outside 285 instead of City of Atlanta and close-in areas. Decatur has 5 distinct areas in order of price points 30030, 30033, 30032, 30035 and 30034. The latter three you'll be competing against the hedge funds which bought a ton in those areas, but are horrible landlords.

I use apartments.com and erentpayment. Erentpayment sends in one lump sum, so I’ll be putting all in apartments. On apts After the first month Transactions automatically sync between your bank and QuickBooks Online
They show up in QBO for each property and name of tenant. I don’t send out invoices so it may depend on how you set QB and if you have QBO (cost more, more flexible, can add Accountant) or desktop (cheaper).

@Edward Toomey V Why would need a plug-in for QuickBooks? Apartments.com deposit checks to your checking which you’ve tied to QuickBooks and show up individually per property.

Still true. I wish I was able to keep the house I was working on at that time, but I made a nice profit on it. Heck, I wish I had bought more during that time, hindsight 20/20

Looking to do this on our next project and had found these. If you find something better please post. Probably best to check out a lighting store for ideas then find something similar online cheaper Found on Amazon
