Atlanta. I just got a quote for 1.5pts, 16% which I was told that was the going rate

I've seen a couple of folks mention paying by the hour. Is that for every thing say, electric, drywall, plumbing? Separately, these would all have varying rates. Doesn't paying by the hour not give them an incentive to finish on time?

@Jeff M. Totally agree with you...once I get to many more properties. I'm in starter phase right now so every dime I can sell save in labor I can upgrade in material, which lead to greater profits.

Can you lay laminate directly over tile floor? It believe the tile my be asbestos so I don't want to disturb it.

We are using PEX in a remodel we are doing based on the suggestion from our plumber. There is a lot on the web with pros and cons vs. copper. It is cheaper and most importantly because we are in a rapidly changing neighborhood we don't have to worry about any stealing the cooper, like they did before we bought it. Will let you know how it goes, but so far so good. Just gotta make sure you get the special crippers. The other thing I like is the manifold value. You can turn off the water supply to any water fixture in the house. So if something later does happen you don't have to turn off the supply to entire house.

Why no ceiling fans or hardwood floors? we're rehabbing our 2nd house and it's in a rapidly changing n'hood (for the better) I would like to attract the new tenants that are starting to move into the area (it's close to all the cool restaurants/bars that are opening up). shouldn't I include some of things they would find in some of the better apartments nearby?
