Good thoughts from everyone. My first rental was previously my own and it had wood blinds. It's in it's 5th year and I haven't had any problems.

I asked because in the property I'm debating I didn't put any up for the first tenant and now 2 years later I just thing it looks better and new tenants (or resident's as we now call them) kinda expect it for the $1200 in the n'hood where it is.

I'm going to go for it. didn't know i could get them cheaper at Home Depot/Lowes'

Who installs blinds in their rental property? Does it depend on the area and rent amount? If so, do you include the inexpensive 1" mini blinds? Any and all thoughts appreciated.

Thanks, it was one of those things were I knew the answer, but didn't want to hear it. I didn't take it off the market and am still taking applications. The previous tenant moved out just a couple of days ago so I don't know why the panic. I'm getting a lot of inquiries so I hoping to have a new one for May 1.

Jon Holdman good thoughts on if they want it back early from current landlord they'll want it back from me. They we a nice couple with good income AND great credit, but tons of student loans.

I received two good applications but haven't received a deposit from either. One is promising Friday and the other is trying to get the current landlord to give security deposit early.
1. What would you hold a property with a promise?
2. I wouldn't give a tenant security deposit back early so I shouldn't think another would

@joel owens Thanks Joel.I for the advice. I had a bad feeling anout him even though he passed the application process. The tenant on the lease was really nice and always paid on time, but lesson learned....follow my instinct.

I have a tenant moving out end of month. She had a roommate who was listed on the lease as residing. She was fully responsible for the lease. The roommate wanted to stay and I required an application. It took two weeks to get back. Credit was good. I sent lease and two weeks of dodging he hasn't returned. I 'm now giessing thats why original tenant didnt list him on leaee. I sent letter today inforning him due to lack of communication and not receiving sec dep he must leave when lease is up. Haven't heard back. Will I need to go through the evication process if he doesnt move out?

@John Mireles-great colors. I've painted my rentals and flips in a Lowe's Valspar Dover Gray. In rentals it works great because it hides a lot, but tenants really loved the color. Areas tend to attract younger professionals so not sure it'd work everywhere.
May go with a lighter gray in upcoming flip (when not if the short sale goes through).
Gray is actual a neutral color and works well with every color scheme. women seem to really like it. Again, not for every neighborhood, but it really stands out in a good way.

I have the same situation with a rental I want to refinance. The home is in an older, intown, appreciating area. we did two flips on this street $210k and $240k. However the rental we didn't completely remodel, it's a 4/1 and two 3/1's sold for $160k in april & June 2012, yet our appraisal came in at $147k. comps used were in the neighborhood, but not on our block. 95% of the homes on this cul-de-sac are brick. the one comp he used on this block he called a bungalow, but is' 1 of 3 modular homes on a cul-de-sac with with maybe 80 homes. calling the credit union tomorrow should i threatened to get the loan from someone else? I've done business with them before and actually just did a refinance last month with them.

I spoke with the agent today and her client knows the owner of the other properties. I have cintacted them a couple of times with no answer. If i could get three of those lots at the right price along with location it would be great.

We found a lot which is an infill in an intown area. The agent stated it could be split, however when I went to County the person in the planning dept. said the county has a new 75' wide minimum width. This seems rather large especially since the county is now trying to be urban designs. this property is 80' so it he said it couldn't possibly be split. All the other lots are 40' wide narrow.

My question is this worth pursuing to try to split. I'm pretty sure we can get the price down to where is would be profitable for one home, but we have a really modern design available that would fit perfectly on a 40' wide lot.

Would our best bet be to get a real estate attorney in that county that specializes in zoning?

Any suggestions
