I sent text and called, got responses from all within an 1 hour. 2 will be deposited by Noon and the other later today. I'm a pretty judge of character and I do thorough background/credit check and all these have been good tenants, but all are travel extensively. Haven't had to do a late fee, but once and that was for 1 day.

Aarpn, good thought, but they have never been late, just a reminder to pay snf to date they always have. I have in sll of my leases a late fee for the 6th and builds daily, but havent had to use that, but once when one aid on the 6th

I have 3 sets of tenants who all pay on time, but always need a reminder. All are busy professionals who travel and pay, and always by the 5th, never late. Anyone have a letter or idea to send on 4th as a gentle reminder?

In short sales here in Georgia, banks are requesting the listing agent to provide a "pre" HUD-1 for the transaction that, if approved, they'll be submitting the same HUD-1.

We done a couple of flips and buy and holds and have found a lot in an gentrifying area. Our contractor was a homebuilder in another area of town. I am comfortable with all of the cost except permitting for new construction and zoning. Its a double lot zoned residential so would I need to get it zoned for two homes?

Gregory Childs@gregorychilds. Did you ever build that first home? We are looking to do our first new construction. inventory is tight in intown Atlanta especially parts of Decatur.

@KMariePoe. Good point. I've love this little area. I've done 3 homes here and I'll be really surprised if he receives his price. Most of the other homes were 1 1/2 stories and this is a true ranch and not brick, like the others in the area.

Thanks to everyone. I made a few phone calls and found the new owner. Now I just need to convince him he's asking WAY TOO MUCH!

I looked on the site on how to pull foreclosure file and I guess it's different from county to county, state to state. I can pull recorded deed. hopefully the agent still has the guys' phone number.
