It took us 18 months to finish the book and we think it is one of the best every written on the subject of negotiating, especially in regards to real estate deals. I think most of you know J has one of the best books on flipping houses, and I have flipped over 120 houses now. We are both still investing in today's market. I have 16 flips going at the moment, and plan on selling 30 flips this year. 

This books goes over many strategies for getting the best deal whether from an off-market deal or a HUD home, and everything between. Many of these strategies you can use to improve your negotiations with anything, not just real estate.

The gas bill will not attach to the house, but it can ad up pretty quickly. 

Greeley is not a hard market to rent in. If you are worried about them not paying rent because you ask them to pay for the utilities they agreed to pay, you are asking for bigger problems down the road. If you start paying their utilities now, they will expect it and keep trying to take more and more. You need to set a hard line and show them what the rules are. If they can't pay their gas bill, there is a good chance they will not be able to pay rent soon, and the problems will just get worse.
