One more suggestion in regards to damages before and after: Do you a checklist that you can give the tenant, so she marks the status of some of important items in the property as of "today"?
That way, you have a starting point going forward.

Well Capitalized: Which number are we looking at? Down payment + Reserves? Should we have xzy % of money above down payment for reserves?
Conservative underwriting: What key numbers do you look at? Can you be a little more specific?
Additionally, Biggerpockets has investors from various sizes units ... Should a 10 units property be underwritten similarly to a 250 unit property in the same market/submarket?

@Rashad Irving . Now, that is great to see you are taking action. Since you are a mailman and know/walk the area, I'm sure you will run into these types of assets often.
As mentioned earlier, you should reach out to the owner and ask if he/she is selling and how much they want for it.
In the meantime, you should research what it would rent for, start reaching out to banks/lenders (assuming you will need financing), .. etc.

@Noor Gill . You could go all cash and save.
Another option is you could also become a small lender. There are platforms, where you can lend others money. There are various strategies to use, when investing on those platforms: lending clubs, ... etc.

@Shay Singh $4K per month is $48k per year. If 400k is 25% of down payment, then your asset needs to cost $1,6mm.
You will need a 10 cap asset to produce you this cashflow consistently. C and D class properties ( multi family ) can do it. You can also look at distressed assets. after you have spent money fixing them up.
