I accepted them twice already and believe I never should have on move in day. One was $1800 and the other was $2700. Im still new to the rental game so always looking for advice.

So a money order is safe but not a cashiers check? Also if a money order is over $1000 or something, It was my impression they had to get a cashiers check?

Also how long does it take a personal check to clear, I called a few difference banks and they all give difference answers, anywhere from 3-14 business days which is ridiculous with all the technology today. It should clear within 1min like a credit card but not, go figure.

Hello

Any landlords worried about a tenant writing a bad check on move in day/ lease signing and giving them the keys and worried about the check clearing? Check is for at least $1500-2500 always and I was wondering if any landlords make their tenant pay cash or certified check on move in day to get the keys? Not like they write a bad check and they have the keys and are in already and your screwed then.

Hello

Anyone keep their vacant rental properties air conditioned at a decent temperature for showings? Always wondered if you should because a potential tenant will not want to walk through with it 90 degrees in the house, however it will cost alot to keep the ac on and when its vacant why bother?

Just wondering how you do it or how important it is for showings to have a nice cool house in summer for showings.

If its an investment property, I doubt it. They will want 20-25% down.

Im 24 right now and have 3 SFH and put 100% of my money I can into real estate. I got my first one by getting a cheap fixer upper and rehabbing it all myself to build equity and pulling the equity out to buy more. If your pretty handy I would look for a fixer upper. First investment property is the most important to make sure you start off right. Location is most important to me also.

yes that will be a lesson learned and will definitely add that into my lease. Guess I never thought a tenant would write me a bad check, LOL. lesson learned.

Hello,

Received rent by check and 3 days later check bounced. In my lease it says a $40 late fee for paying late but who should eat the fees for depositing a bad check from tenant? Can I charge them for the bank fee or how do you handle this? Would you charge them a late fee and also a bank fee then? My lease does not say nothing about writing a bad check.

Tenant lease is expires and have pre paid last month rent and security deposit up front. Do you collect the difference at renewal to add up to 1 full month security and 1 full "last month rent or do you let them slide?

Example

Current rent 1000

Current Security 1000

Current Last month rent 1000

*** New rent price 1050

Do you collect the remaining 50 for the security and 50 for last month rent? first month of renewal payment would be 1150 for the first month (or I can give them 30 days to get the remaining 100)? I would strongly like to but wanted to see how others do it.
