I think you have a great mindset at that age and however you proceed you will succeed. Personally what I would do with that money at that age in your market is to use half of it to invest in a property, then put the other half in a mutual fund, then maybe in a year or so use the returns from the mutual fund and repeat with another property.

I have a soft spot for the kids. So, I would allow him to move in by himself for now. Then explain to him that you would need to have her go through the same steps he went through before she can move in. I'm sure she can find a place to stay for a couple of days or until all information is verified. If she passes then rewrite the lease and add her and let her move in.
I know the last minute aspect of it seems shady, but last-minute things do come up in all of our lives.

Like others mentioned you should definitely focus on the debt. But also, real estate has so much information to take in. So as you continue to learn about real estate, pay off your debt simultaneously. Learning about real estate will cost you just time mostly. So by the time you get ready to jump in, hopefully, you'll have a better sense of money management and be debt free. Some great books were mentioned. I'd also consider reading "Let's Talk Money: Get Budget Results Without a Budget."

Interesting, I didn't realize there was an active mobile app until these comments.
My only recommendation is to have a search option for the rental "Calculator Reports" section. Right now I'm practicing analyzing deals and I'd like to be able to search a new deal I'm analyzing to see if maybe I already did it 4 months ago. Right now I have to scroll back several pages and look for it. A bit time-consuming. I'd like to put in the address and see if it pops up.
Oh and the other thing is the YouTube videos that automatically play on the home page. Maybe turn the automatic play off?
But everything else is great.

That's definitely exciting news, Allan! I think a good deal is a good deal no matter the time. That also includes if your financials are in order like @Wesley Owen mentioned.
If you haven't already done so, start analyzing one, two three, or even more deals a day. When you see the right deal that matches with your overall numbers, then you'll know it's the right time to buy.

I enjoy reading a good book in the park, golf really relaxes me. The other day I went hiking for the first time. So I might have to add hiking to my list of things I do to relax.

I don't agree with a lot of stuff they do and promote, personally. I don't necessarily want to spell them all out here--every time I say something about Roofstock on here I get a message from someone at the company asking me to stop responding about them.
I prefer regular turnkey provider companies for several reasons, if a turnkey is what you're looking for.
That's never a good sign when a company tries to silence people from talking about them. Redflag for me.
