Lots of companies will do them.  Making sure the title company fully understands the transaction so that the first deed is filed before the second is the most important thing.  I have done many successful double-closes with Laura Riley of Alamo Title (Colonnade) 210-696-8171.  I have also used Katrina White at Mission Title (Fee Atty: Law office of Courtney Sossaman, PLLC) 210-280-8400.
