Yes, primarily bank owned at this point but who knows what I may run accross in the future, so if you know of a way to do it pre foreclosure, I would like to hear about it.
What do you mean by Down Payment Assitance? Who is the assistance coming from?

What is a DPA? The properties I am looking to buy are foreclosures so they won't be carrying a second.
I have been told also by some mortg. brokers that lenders and not allowing owner carry seconds anymore. They want money in the deal from the owner.
Do you know of any lenders who will allow a seller cary second?

I am looking to buy some apt. buildings and I was wondering if there is a way to get into them these days with 100% financing if the price is right and the equity is there.
I don't mind hard money or??
I have been looking at some in a few states that I can pick up for pennies on the dollar most of them are priced under $100k. Great positive cash flow.
Any advice on structuring financing for something like this?

If your only at $65% LTV Will you or your dad qualify to refinance the business? At least this way you can lower the payments and get out from under the high interest rate.

Hey, I feel for you. I have had trouble myself. I had one agent that didn't even know how to send a link for comps!!
I think it's just trial and error, unless you luck out and get a good referal from someone. I have found that the ones that work for larger companies I.E. remax or one of the big names in the industry, they have it together a little more than some one man show.
I am looking for a realtor now too! Its no easy task.

I need to transfer title from the corp. to one of the officers personal name in order to do a refi. The corp. is in default and it will be costly to reinstate it.
The title co, said they can't transfer title until the corp. is reinstated.
Is there a way to transfer title without reinstating the corp? Can I do it myself? What is the process?
