Looking for hard money for the purchase and rehab for single family in OH. 65% ARV. Looking to roll all cost into loan.

Can anyone fund this?

I am looking for a 70-75% cash out, stated, NOO. Must be no seasoing. The property is currently in corp. name and needs to be transfered to personal. Small loan amount around $50k. I have appraisal in hand and am ready to go but I can't seem to find anyone who can do these deals anymore.

Is anyone still doing these?

Can anyone refer me to a good contractor or handy man that has reasonable rates? Want someone who has worked with investors before. Needs to be honest and reliable.

I need a cash out refi for a rental in TX. Small loan amount around $50k. Looking for a 75% cash out. I have been told that 70% is the max now. Is there any 75-80% Cash out refi's out there anymore???
