Thanks for all the replies! I ended up going with a coil top. The house is in a "B" area, so I could've gone either way, but after seeing a few friend's glass-tops (who rent) and how beat up the top looked, I decided coil top was the way to go.

Thanks for the replies! As far as comparables in the area having asbestos, I'm not sure. After researching and talking with the company that tested my ceiling, the majority of popcorn ceilings before the 70's have asbestos in them. They're fine as long as they aren't disturbed, and they can be "sealed" with paint.
I haven't gotten a quote on my particular home, but from asking around it seems like it will be 5K+. I do have the option as a homeowner to remove it myself, which may be the best option in terms of $. Although I would want to be completely moved out before doing that.

Hi BP!
Currently my wife and I considering selling my personal residence to use the equity to continue to pursue our real estate goals. When we first moved in and were renovating, we tested the popcorn ceiling for asbestos before scraping them. We found them to have asbestos, so we just painted over them to save us the hassle/$ of remediation. Now that we're considering selling, I'm not sure how buyers will react to seeing that there's asbestos (since I now have to check "yes" in the sellers disclosure; almost wish we didn't test for it! haha).
Have any of you dealt with selling a house with asbestos? How much will this affect a buyer's perception of a property? After doing research I'm no longer scared of it, as long as it's sealed, but I'm wondering how many people would pass on a house b/c of asbestos.
Thanks all!
Grant

I appreciate all the input! It's looking like coil top is the way to go.

You must have some great tenants if they're replacing the coils themselves!

I recently started adding a $5 "check cashing fee" to compensate for my time/gas driving to the bank and tenants have reacted fine and started paying electronically. In fact they like that they can do auto withdrawal and not have to remember to pay rent on time. Currently my tenants are college students/young professionals. I could see it being more difficulty with less tech savvy tenants, and may need to increase the fee in the future. I also use cozy.co and really like it minus the roughly 7-8 days before the money is in my account. Hopefully that gets quicker like they are saying it will.

Hi everyone! This is my first post in the Biggerpockets forums. I've reading the forums for the last few months but decided to start getting involved!
I'm purchasing appliances for a soon-to-be rental that I'm currently renovating, and I'm looking for some advice. In your experience, do coil-top stoves or glass-top stoves hold up/look good for longer? Out of the two stoves I'm looking at, the glass top is $30 more, but definitely looks nicer and more modern. What have held up better in your rentals and what would you recommend?
Thanks in advance!!
