Here in Mobile that would cost about $3k at most. I did a very similar subdivision (less than 1 acre) into 3 lots and tore down an old shotgun house. My total costs for everything including tear down, permits, survey etc was less than $5k. Took about 90-120 days for approval. About 7 years ago. YMMV
I could possibly see paying 2% a month if it was a great deal and basically you just needed transactional financing.... Ie you almost have it presold or are selling something else to pay it off. Holding for more than a month or two would kill your returns. I would do very heavily due diligence.

Don't think like this. Separate out the business from the personal side. If you must consider that you are doing great things for the neighborhood and city at large. For my normal investment I am taking a dilapidated dump and turning it into the best house on the block for resale or rental. That is a truly good act and why it pays to play the game. Without a liquid functioning market like we as investors create, don't you think the people in distress would be worse off? Not being able to sell at all is worse in my book than taking a small haircut.

Really depends on the situation. Usually this question has been asked by tenants that want a rent discount for paying in advance. Also had people who just got divorced and had a lump sum but didn't have steady employment yet. Also had some really sketchy people ask this. Investigate and find out why. If it doesn't make a lot of sense then pass.

I am in Mobile, Alabama and would like to connect with any private investors or hard money lenders that lend in the area. I normally do flips (buy at courthouse auctions) as well as have begun building spec houses. Interested to speak to anyone lending for these types of projects. I am very experienced and looking to expand my network.

Hi all. I've lurked on the forum for a while and have taken the plunge to start posting and help answer some questions. I'm an experienced real estate investor in South Alabama. I deal primarily with foreclosure flips and rentals but am branching out into building spec houses. This is a great forum with some awesome advice. Look forward to being apart of the community!
