Post: Trustee sale - how final are they?

I've been watching for a townhouse to go in trustee sale. It gets postponed every week. I know the owners have filed bankruptcy. I stopped by yesterday to ask if they are going to list their house for sale (not even sure if they legally can at this point). They said "no". Since I didn't know how to continue conversation at that point I asked them "Now it'll go to foreclosure then?", he said "no".

What are the steps at this point that can be taken by them or me to facilitate sale (they didn't sound that they will move)

Curt, i hear what you are saying, and it has been a tendency (or at least that the feeling I get from most posts) to move on and forget. Of course it is easier to do and eat up all the costs but shouldn't it become more tough for those jerks eventually to get a place? Who will teach them a lesson? Especially someone who is worth going after.

I'm for SFR. My take on it is that you have 1 headache vs. 4. Cashflow might not be as high but if it's for long term you have a better exit options ( wider market)

I also would questions "the house my daughter and her friends like". For any RE properties you would go by numbers: purchase price, location, vacancy rate in the area. Something you or her will like might not be cash flow smart.

I meant that if the numbers are right and you still cash flowing then buying property at market price is reasonable. I thought I had a sense here on forum that you have to buy below market to win.

I'm in no time full time investor or real estate professional but do have 2 rentals and have been looking for other properties to invest. Everyone is looking for a deal but would it be in itself to buy in this market? I mean it's always better to grab a better deal but with prices as they are would it make sense to buy anyway?

Hi everyone,
So thrilled to stumble upon this forum - very informative and helpful members. Looking forward to network with some of you.
I'm interested in mobile home parks and MH and doing Lonnie deals in Colorado to begin with.


My background is nursing but I always try to do some businesses on the side. Real estate is something I want to do but haven't got involved yet. I would be glad to find a mentor in MHP industry to help me to overcome the fears of starting out.

Hi guys,
I'm new here and have been lurking around for a while but today actually went out to see the parks and what's for sale. Seems that several homes in one park have the same phone number ( probably park's home). But what if the park already has an investor working with them. Would I just walk away or try to squeeze in as well?

I'm excited to start but trying to do my homework before I hit the ground.
