@Elizabeth Miller thank you Elizabeth that makes a lot of sense, I think part of my problem and what I need to fix is that I am looking for the immediate yes, or to immediately put in an offer like when your agent brings you a deal. So looks like with these, the best approach is patience and to slowly cook the deals. Patience is something I am really going to have to work on, and a good CRM software so I manage my funnel correctly.

Which website do you recommend to buy calling lists? looking to buy lists of out of state owners with their phone numbers, divorce list, probate lists, that sort of thing. I am starting out and looking to do a lot of cold calling.

Yea they dont want to sell but dont have a choice, got to figure out way of talking to them so I can explain it properly and get them to listen.

@Kevin Whisler Hi Kevin, thats a really good post, so I see two schools of thought one is the method your using, to be forward and ask them outright, another is to call and not mention anything about foreclosure, more like "are you interested in selling" I am also trying to cold call pre foreclosure in my area and trying to figure out best approach, right now looks like all I specialize in is getting the hang ups!! but I am not giving up. Wanted to see how is your success rate with your approach? Any pointers you would recommend?

@Alex P. buy foreclosed homes, get them rehabbed and rented and it never fails that myself and my tenants are badgered about being in foreclosure and wanting to buy it. Then my tenants freak out because they think I'm defaulting and being foreclosed on. Not to mention people constantly stopping in peaking through windows and walking around the house.
THAT IS HYSTERICAL!!!!

@Rich Hupper Absolutely, now I understand what your saying and it makes a lot of sense. I am thinking though (I don't know if its a New York thing) but if I call somebody and I am like "Hi I am Isaac, I want to ask you a little bit about the area, hows the community, etc etc" Isn't it a little awkward, the person is going to be like "F You, who the hell are you calling me asking about the area??!?" like do you get people that are like "why the hell are you asking me about the area?" Not trying to be annoying, I really like the approach and want to try it, but can you give me an idea of when you call them, how does the conversation go? you call, they answer "Hello" then I am sure you introduce yourself "Hi my name is Rich" then what is your next line from there???
I think the "I know you are not interested in selling right now but if you were do you have any idea what a building like yours would sell for in its current condition?" IS GENIUS but that is probably later in the conversation, I am trying to understand how to get the conversation started? I can definitely carry the conversation, wondering how you set the stage and open into that after you introduce yourself.

@Rich Hupper that makes a lot of sense, first question - how do you know which properties have equity and motivation to sell? So when you call them does it go something like this
"Hi So and so, this is Rich from _______ Hope everything is going well, can you tell me a little bit about your property?
The conversation I am putting together is coming out very weak, trying to figure out what verbiage to use, and what not to use, any info is greatly appreciated.
