I have been driving for dollars for some time, and have been making my own list, have it in excel. This is what I am looking to do and wanted to know if any of the more experienced people on here could point me in the right direction.
I have my own list right now, i want to upload that list to a company that sends out the mailers.
1. I can pick the frequency I want to send.
2. I will upload lets say 4 or 5 letters, so for example, if I set my parameters to mail my database once a month, first it would send letter 1, next month it would send letter 2, ect ect.
3. I will keep adding more and more addresses to my list (and at th esame time, removing some addresses too) When I add an address, I would want it to start with letter 1, then letter 2, etc.
Hope this makes some sense, does anybody know or recommend a company I can use to do this?

@Cara Lonsdale LOL your 100% right - I will deff try the cash for keys approach maybe that will work out, when I called she hung up on me, then I waiting a few minutes and called back, atleast this time she stayed on the phone but most of the conversation was her cursing him off, and me doing a lot of "yes - ma'am" "thats horrible, your right...." that type of thing, so she agreed to possible meet me, lets see what happens.

Thank you for the advice, yes the title is in both their names and this would only work if there was enough money if she got some where she could put it as a down payment on another house and have some money left over, not sure if that is possible.
I have only been going to foreclosure sales, is the trustee sale like an auction also? or how do I find out more about them? I invest in Queens and Brooklyn, NY

I guess it really depends how much is owed, but from the information i gathered they owe more than the house is worth, when i spoke to her i told her "why do you want to wait for the house to be auctioned off and you get nothing, maybe you can sell me the house take some money and buy your own place that has nothing to do with your ex" and she said if that is possible she is definitely interested.

in new york there is a website called ACRIS, and it shows her name on the mortgage, but when i spoke to her she said her name is not on the note, she says her ex did something funny, i am trying to figure out if i can make a deal happen or this is one big waste of time.

I found a house that is in foreclosure, I contacted the owner and he told me is divorced and he wants to sell the house, but his ex wife doesnt want to sell the house. (he moved out, she is living there)
the deed is in both their names
the mortgage (1st mortgage) that is being foreclosed is only in his name somehow
he just wants out, can we do a short sale?
does she have to be on board also?
can i buy just his share? (or is that a stupid move)
I am a new investor, any advice is appreciated.

Hi, I have started going to the foreclosure auctions, and I wanted to know, can you get the judgment of foreclosure online, or only at the court from the clerks office?

Hi, looking at a multi family building in Manhattan, the entire building has rent stabilized tenants. Have a few questions.
The seller said of the 32 apartments, 3 will be delivered vacant
1. Can I renovate and offer at free market rent?
2. The current stabilized tenants, how much are you allowed to increase annually?
