I have a potential sale for a property,which is in a nice area, but the owner doesn’t want to sell below 140,000 and the property cost 150,000. Is this a good deal?

@Isaac Josey adding to what I said the owners name is still on the house but a Llc is also on the house when I looked at the public records

@Ned Carey so the classes will help me on a legal standpoint and if I was to start a real estate business I’ll still need a real estate license right?

Are real estate classes beneficial because I’ve read that they only teach you the legal side of real estate and not how to actually sale houses. Then I realize that this is the 21st century and I have YouTube and BiggerPockets that can teach me to SELL HOUSES also the person that said it was trying to sale his ebook.

I got an offer on a house which is 430,000 and the owner says it’s already fixed up and needs no repairs I did my research and seen the prices of the houses in that area is about that much should I take this deal?
I have my first call with a seller and I’m very nervous. Does anybody have any tips on what I should say so I can sound like a pro
