I have my first call with a seller I’m very nervous does anybody have any advice on what I should say to make me sound professional

What if my motived seller has a realtor involved how would I go about buying the property? Would I half to pay extra because of the realtor or is it the same process when there’s no realtor? I see a lot of properties that say for sale by owner but what if they have a realtor?

How would I go about wholesaling foreclosed homes aren’t they mostly owned by banks?. I’ve read in multiple places not to buy from the bank and I’ve also read that it’s possible to sale foreclosed homes. Can somebody enlighten me on this. Apparently I have to write a college essay in order to post....I almost forgot when it comes down to closing the deal do pay the title company anything? Also would I have to pay an attorney to look over my contracts before I start having sellers/buyers sign them.

Bandit signs are illegal in my city and paying $1000 for them is extremely dead. What are other alternatives to find motivated sellers? I have zip codes that I got from list source and I planned on using bandit signs there and the fact their illegal in my city foiled my plans. Driving for dollars and ads are the only ways that I know of for finding them are there any others?
