I had a cop tenant, and he NEVER would wear his uniform home. Maybe bottom half(slacks and boots) with tshirt and rest of gear in duffle.

He was not interested in letting everyone know an LAPD cop lived in the building, and was very specific about me being discreet about this. The few times he needed to watch my back because of some random drama, he would do it as a neighbor/citizen as supposed to being 24/7 super cop. 

It's a great theory, but, who really wants to deal with criminals all day and then come home and deal with domestic violence, gang and drug activity for a few extra bucks or discount on the rent.

Just checking into this thread to see if the sky is still falling or not?

If you buy the greatest new NFT of a  house image..you will be immune to inflation and all other macro economic factors...I own so much beach front property in the metaverse!!!

I will point out to you, that while I was being sarcastic at first, I only started the personal attack in response to him calling me a "worry wort" and it kind of seemed like both of you assumed, that based on my location, I must be a certain political affiliation.

I did not intend to be political at all, just sensible.

Anyway, you get what I was trying to say. "don't add dangerous experiences to your list of services, via on the job impromptu training...instead, be intentional, deliberate and very prepared"

Their may be eviction restrictions since you accepted the rental assistance, at least that's how LA county is doing it, so check the conditions of your rental assistance program that paid the rent for them.

You should not ask them what they want to do. You should tell them that you are not renewing their lease and expect them to vacate.

What a surprise that they received nine free months of rent and now they're saving for a house. A perfect example of how fraudulent and broken our government is.

Hey Bud, the dude asked for advice on a real estate site. So that's my advice.

Also, keep in mind your whole philosophy is based on statistical unlikeliness  of negative event occurring and kind of helps to make my point....statistically, ya do something a thousand times you eventually see some 1 out of 1000(.1%) type scenario.

Ya make enough bang bang, the odds of something bad happening increase.

It's like the saying about bikers, it's not if you have an accident, it's "when" you have it.

@Bruce Woodruff If the only way to prove that you're a gracious host is to take your guests shooting, at  the very least....expect the best, but prepare for the worst. Know what your getting into before you get into it, liability-wise. Consider demonstrating your hospitality in a manner that has the least amount of liability attached to the activity and/or be prepared for the multiple possible worst case scenarios. I think you're trying to do most of that by asking for advice here, but, this is not the place for that sort of specialty legal advice, IMHO. 

At least, from my perspective that seems like the best way to run your STR business, with or without shooting.

Actually the longest sniper kill was by a Canadian in 2019 (3800 yds) in 2017. And Kyle was tragically killed while trying to help a fellow soldier with PTSD, so the comparison is not really appropriate at all.

I am simply looking at ways to provide a fun and once-in-a-lifetime experience for this one guest. If it goes further, fine, if it doesn't, fine.....

This is not a business decision, it is a fun decision. And you would not understand, but with a trained shooter in a stable situation, there is actually little that can go wrong. That's why you rarely hear about shooting accidents at ranges where there is a RSO present.

But I appreciate your enthusiasm.....



OK, all assumptions of my understanding of what is fun or your little witty barbs directed at me are irrelevant to the point...or any of the exact facts/details being incorrect do not negate the principals I am using.

you want to be MR.super-2A amabassador- RSO-safety guy with some strangers you don't really know, despite that not being the primary objective of your arrangements....go ahead, nothing could go wrong...it's that sort of thinking that experiences a higher level of hard lessons learned in life.

Any activity (driving a car, using power tools, riding horses, ice fishing) can be dangerous and education is crucial in the safety of all of these activities. frankly, you have made the point for me by saying ",,,your liability,,," if you posses a risk tolerance for that sort of endeavor, more power to you.

My advice stays the same, no need for unnecessary/uncompensated/unprepared exposure to liability. Accidents happen....lots of people die from car wrecks, they die from using power tools, falling off horses, AND shooting accidents or tragedies.

You posted the question for a reason...because, you know better than to go shooting with people you are just meeting for the first time and have no referral or very shallow screening, unless you have a comprehensive set of procedures and contingencies as a responsibly/safely operated shooting range business or government facility would have.

Have you thought through and prepared and created procedures for every contingency?

Lastly, the overwhelming majority of people go shooting safely with millions of rounds fired every year, and every year, some small percentage does have tragic results...why not totally eliminate a healthy chunk of that  small risk/liability? OR is your political/philosophical view on this topic  and need to befriend your short term guests, more important than maximizing your profit and minimizing your liability? If you need to do it, do it right...consult a lawyer, structure your business, have first aid training and supplies, and specific procedures for negligent discharge resulting in extreme trauma...also go on youtube and watch some video compilations of shooting bloopers...if you still maintain your resolve...at least I tried.
