If you don't sell, you've just eliminated your demo budget, and easier for your electrician and plumbers to run their equipment. My thing is your selling gutted properties rather than "as is".

Hey BP community, 

Should you gut your distressed (molded) properties out before wholesaling to an investor? 

Honestly I think it can be a trademark of yours. Before/ after pictures of progress. It can be your stamp in this market. It will take a budget, but mean while you have a standard for your clients.

Wonder what you guy's thoughts about this topic is.

Hi BP community,

I recently started running for dollars (using my morning jog to check out properties of my liking). It feels great knowing I'm working towards my financial goals and health goal. 

I want to wholesale distressed properties, and I have a few leads, but previous owners have allowed the taxes to accumulate . One example is a property with an ARV of 120k with a full renovation cost of 30k, but there is over 11k in taxes.

What would the purchase price be. How would you go about it?

@Steve Snyder I have a 2bed 1 bath under contract in the booming westend/ cascade area near the beltline it would be great to covert into a 4 bed 2 bath.
