I recently cashed out on a duplex which is giving me 14% cash on cash return. But since I've learned more information I think my best bet is to leverage myself and do a cash out refinance and expand my profolio. @Thomas S.

Hey. Do you guys think it would be a good idea to dump 100k into 1 property to be free and clear that way you can maximize your CASH FLOW or leverage the 100k and spread it around through multiply properties ? My only thing is that their is really no asset protection when you leverage the 100k and you have mulitply properies under a loan. If 1 of your loans crash do too NO TENANTS ETC or you don't have any reserves to cover the monthly payment yourself. The government is coming for all your assets and then what ? File bankruptcy ? Compared to cashing out and having the property free and clear. You won't have the fear of "what ifs" because if you don't have tenants at a moment etc. You won't have to worry about paying off a loan because the property is already paid for. correct ?

Yeah house hack is a great option but we both kinda want a Single family home for ourselves but I guess we have to sacrifice a lil.

Recenlty me and my fiancee had a debate. My argument was that it will be better to build our rental profilo FIRST to create CASH FLOW and then buy our first home. At this moment we are renters oursleves too. Do you guys think its a better route to build a rental profilo first ? OR get into a home, started a mortgage, and then focused on building a profilo ? Any suggestions are appricated and thank you.

What if I mastered the BRRRR strategy & I have 10 properties under loans. How do I protect myself if 1 of the 10 properties isn't being rented for a period of time and the loan flops and the property goes through foreclosure ? Wouldn't it be better to have the property free & clear ?

Is your city auction a good place to purchase properties ? is anyone have experience in that ? My uncle recommanded me to do so but im not so sure. I'm looking to refinance a clear property i have at 70% and use the cash to do a BRRRR but its kinda hard to find off-market DISTRESS properties and i was wondering is the auction a good place to look ? Thanks
