What questions am i asking a seller who's land I found on the MLS, i just got off the phone with a seller and it had to be one of the most awkward convos I've ever had, i asked one question and froze up not knowing what else to say or ask.

So i just got off the phone with a land buyer, he asked me to email him the details, but the bigger pockets calculator doesn’t really have an option of analyzing land deals. Does anyone know what/where i can analyze this land deal. Or if I’m not needed to analyze it straight away what contents wold i need to send him sqft, lot count, location, etc.

Doing great, you?

Good.. hey what was that about, the guy telling you he would swing by my place?

What did you tell him?

Neighbor: "What guy?! No one came to me"..

And now you are a manipulating desperate LIAR.  This business is all about building trust, and you start off with a lie, ... your prospect will NEVERRRR trust you.

Nah..

If you are dealing with a motivated seller.. which most likely you won't, knocking on doors", you don't need to lie. 

My point is.. again... and the point I am trying to make..

WHY doorknocking?

See, I can tell you "Don't do it", but you have to take my word for it, or I can teach you the logic and reasoning why not to do it, and with the lesson learned here, you can use the new acquired knowledge and insight to actually pick the right strategy without you having to listen to other people that they themself have not got it figured out yet.

The BIGGEST mistake I see EVERYONE make here on BP.

Why door-knocking?


 Of course...only use that neighbor line if you actually talked to the neighbor. I would never ever advise to lie. Using a script is only as good as the delivery and the circumstances surrounding the situation ("anyone tell you I would be coming by, have you seen me around today, did you know if I was coming, etc). There are many ways to open a conversation. I believe Ismail is asking for an actionable/practical recommendation as he has clearly decided he wants to door knock. Hope this helps Ismail!  What made me decide was the fact that i needed to get out there and look for deals, but also to get familiarized with it. I’m very new to wholesaling and I’ve been getting advise saying that i have to be hunger for deals/ i have to get out there and do something/ be creative.

I’ve heated about wholesaling land but I’m complete confused about how it’s similar to wholesaling houses and how do i even begin in wholesaling land, I’ve been looking at a couple potential land deals but no idea what to do.

What’s the typical script/ words being said to a seller when door knocking
